5 Financing Mistakes First-Time Buyers Make

The pre-approval pitfalls that cost buyers their dream home — and how to avoid them before you start touring.

Most of the financing mistakes we see first-time buyers make aren't dramatic — they're small missteps in timing and paperwork that quietly cost real money, or worse, a home you'd already fallen in love with. Here are the five that come up most often, and how to sidestep each one.

  1. Touring before getting pre-approved. It's tempting to start looking the moment you're curious, but without a pre-approval letter in hand, you can't make a competitive offer the day you find the right home — and in a fast-moving market, that gap can cost you the house.
  2. Underestimating closing costs. Buyers budget carefully for the down payment and then get caught off guard by the additional 2–5% in closing costs — inspection fees, title insurance, lender fees, and prepaid taxes and insurance. Ask your lender for a full estimate early, not at the closing table.
  3. Making a big purchase or opening new credit before closing. A new car loan or credit card two weeks before closing can change your debt-to-income ratio enough to affect your final approval. The rule of thumb: don't make any major credit moves between pre-approval and closing day.
  4. Only talking to one lender. Rates, fees, and loan programs vary more than most buyers expect. Getting quotes from two or three lenders — even just to compare — routinely saves buyers real money over the life of the loan.
  5. Budgeting only for the mortgage payment. Property taxes, homeowners insurance, HOA dues where applicable, and ongoing maintenance add up. Build a realistic monthly number before you fall in love with a home at the top of your range.
